Portfolio strategy
More Doors Versus a Bigger Deal
Compare two replacement-property growth strategies before committing exchange capital.

The More Doors strategy distributes the investment move across multiple rental acquisitions. The Bigger Deal strategy concentrates the move into one larger income-producing asset. Neither direction is automatically better.
More Doors: broader property exposure
A multi-property plan may spread capital across locations, property types, tenants, and closing dates. Each property still needs its own rent, expense, valuation, title, insurance, and financing review.
Bigger Deal: concentrated operating scale
One larger acquisition may offer more units or a stronger single-asset operating plan, but it also concentrates the investment and may require deeper property documentation, reserves, and management capacity.
Compare with real assumptions
Use actual target prices, expected rents, expenses, leverage, reserves, and closing timing. The right answer should follow the properties and the investor’s broader plan.
